Client goal
Building a transparent workplace landmark
Glassyard Offices is a 9-storey commercial development designed around a fully glazed façade and open-plan tenant floors. Our remit covered structural shell, MEP infrastructure, and Category A fit-out for incoming corporate tenants.
Summary points:
Unitised curtain wall system across all elevations
Post-tensioned concrete floor plates for column-free interiors
Centralised plantroom serving all tenant levels
BREEAM Excellent certification target met
The challenge
Constructing a column-free workplace without compromising the programme
Achieving wide-span, column-free floors required post-tensioned slab engineering and detailed coordination with façade installers. We managed concurrent trades across multiple levels to keep the programme on track despite a tight urban site.
The unitised glass façade was prefabricated off-site and lifted into place in sequenced panels, dramatically reducing on-site weather risk and labour exposure.

Site delivery
Phased office delivery
Construction progressed floor-by-floor with overlapping trade sequencing, allowing fit-out crews to begin lower-level work while the upper structure was still rising.
Milestone hits:
Substructure & Core | Month 5: Foundations and central core topped out
Façade Installation | Month 12: Full envelope sealed and weathertight
Cat A Fit-Out | Month 18: Tenant-ready handover across all floors
Final Result
Phased tenant openings
Lower floors were released to tenants four months ahead of overall completion, accelerating return on investment for the client.
Delivery data:
14,200 sqm | Total Net Lettable Area
9 Storeys | Above Ground
BREEAM Excellent | Sustainability Certification
