Client goal
Delivering a high-throughput distribution centre at pace
Ironvale Logistics Hub is a 32,000 sqm distribution facility built on a brownfield site with full ground remediation, heavy-duty slab construction, and integrated automation infrastructure ready for the client's robotic systems.
Summary points:
Remediated 4.2 hectares of contaminated ground
200mm reinforced slab rated for automated MHE
42 dock-leveller bays with canopy protection
ESFR sprinkler and high-bay LED systems
The challenge
Constructing a fast-track warehouse without compromising structural integrity
Speed-to-operation was the client's priority. We adopted a design-and-build approach, with steel frame fabrication running parallel to ground works, compressing the programme by an estimated 14 weeks compared to a traditional sequence.
The slab specification was engineered specifically for the client's automated guided vehicle (AGV) routes, with laser-screed finishing achieving FM2 floor flatness across the entire footprint.

Site delivery
Phased logistics delivery
The hub was delivered in two operational halves, allowing the client to begin inbound logistics from one side while the second half was still being commissioned.
Milestone hits:
Groundworks & Remediation | Month 3: Site cleared and slab poured
Steel Frame & Envelope | Month 7: Building weathertight
M&E & Handover | Month 11: Full automation integration complete
Final Result
Phased operational openings
The client's automation partner began equipment installation in Month 8, running parallel to final M&E commissioning to accelerate go-live.
Delivery data:
32,000 sqm | Total Warehouse Footprint
42 | Loading Dock Positions
FM2 | Floor Flatness Achieved
